Finding Spanish Properties
The traditional method relies on the ability of a potential buyer
to select an agent or agents with good credentials who have desirable
Spanish properties on their books. This is by no means an easy task!
An agent's dubious reputation is more often than not unknown to a stranger
from another country. Similarly his precise portfolio is only discovered
after he is approached and often results in a buyer accepting second
best and succumbing to over enthusiastic sales pressure.
The Spanish Property Register provides a useful resource for locating
property of all types offered in Spain. It lists several hundreds of
properties available for sale, which is a good starting point when searching
for a suitable property. This is an example of just some of the properties
which have been listed as being for sale. It allows you to browse at
your leisure from the comfort of your own home or office without pressure.
It also offers in addition to those spanish properties listed, an opportunity
to view many thousands of properties throughout Spain via the API on-line
network. (API = Agente de la Propiedad Inmobiliaria)
Spanish Real Estate Agents
Nationally qualified real estate agents (API's) number around 10,000
in Spain, roughly about a third of the total agents operating in the
country. It is important to engage a respectable estate agent as a first
step to ensuring a reasonable standard of service.
- The API network is the biggest association of professional real
estate agents in Spain.
- Each agent is specially trained and qualified as an intermediary
in all types of real estate transactions.
- Each agent is governed by a code of conduct that guarantees the
rights and protection of the buyer.
- In the unlikely event of misconduct or error on behalf of the agent,
all API's have professional indemnity insurance to cover such events.
- Around 1,000 API's are linked through a National Network allowing
access to many thousands of properties on the market.
It is unlikely you will find anywhere in Spain, a more comprehensive
listing of properties than the Spanish Property Register has access
to.
