Why is combined property finding + conveyancing cheaper than conveyancing alone?

The Agents.

We collaborate with approximately one thousand different property agents in Spain, all of whom have agreed to our strict code of ethics which, whilst not guaranteeing absolute integrity goes some way towards setting a standard in this totally unregulated business.

Once a sale has been completed we charge the selling agent an introduction fee which is deducted from his commission. This fee whilst not affecting the final sale price allows us to subsidise the price of our conveyancing services to our clients which in turn represents a saving of at least €2,000 from out standard Fees.

It makes good sense to make use of our inclusive package, not only for your convenience, peace of mind and security when searching for a property, but also for the significant savings you will achieve when it comes to completing the purchasing formalities.

  Why do I only see one photo on the property listing? There is a lot if information on the SPR website and many benefits for choosing the property finding service.
The Register is essentially a huge database containing an enormous amount of information. (Currently approximately 7,000 properties listed by more than 900 Spanish property agents.)
For technical reasons, mainly to do with download speeds and data transfer restrictions, we limit the amount of detail available to the general public to only one photo and a brief written description. This basic information provides a useful resource in the early stages when comparing different types of property in various parts of Spain.
Of course we have much more information on file about each individual property and this I will make available to those who are seriously ready to move forward and explore the market.
This includes many more photos, specifications and often virtual tours of the rooms and views. Probably the most useful additional information are our own comments which cut through the agents selling hype, to give an honest "warts and all" opinion.
 
 

Can I view a property in Spain I have seen elsewhere on the internet? The logistics of keeping a large database up to date can be quite daunting as you may imagine. If we don't have it listed tell us where you have seen the property and we will contact the agent and make the appropriate arrangements. You can surf and dredge your way through the thousands of web sites; if you spot something interesting then let us know and we can check it out for you. We find this system works very well since we can incorporate these properties into the viewing schedule in a logical sequence, so that you are not traveling back and forth in an haphazard manner.

 
 

Why should I employ SPR to find a Spanish property? There are thousands of agents out there who will show you property for free - that is true. But are these agents really concerned about you or is it more likely all they are interested in is their commission? If you use the agents lawyers, or sign their standard pre prepared contracts it may, on the face of it sound ok but whatever you are asked to sign you can guarantee it will be more in the sellers favour than yours. Conflict of interests- Absolutely!

There is no such thing as a free lunch! At the end of the day if you buy a property you will have to pay someone for conveyancing etc. The SPR system will save you money for sure! Remember Spain is different; you really will need someone on your side with INDEPENDENT advice and help through the process. Don't penny pinch at the start - you will waste time and money. Begin your search on the right foot and in the end you will sleep easier, have a safer and overall cheaper experience.

 
  How do you make your money-do I have to pay a fee? Yes you pay us for the work we do for you. But if you take the complete package (finding and conveyancing totaling 3,300€) you will actually save substantially on the true value of the conveyancing. This is because we also charge the vendors agent a fee - in effect he pays about half your costs! You get the most comprehensive, cheapest, and safest spanish property service available anywhere!  
 

What happens if you fail to find me a suitable property? Our profession relies on the integrity of our clients; that is why we only accept people who are seriously interested in purchasing in Spain. As a result of this policy and because of the intimate relationship we quickly establish with all our clients, we make no demands for fees until the job is completed. If from the outset you choose the FULL SERVICE and for some unforeseen reason circumstances change and you have to pull out and cancel the arrangements, we simply total up the services already utilized and calculated our fees at the SPR standard rate less 40%. Assume you engage us and reach the stage where we have prepared a viewing itinerary. Subsequently unfortunately family problems dictate that your plans to buy in Spain have to be shelved and you can no longer go ahead, to cover our costs we would ask you to pay us for the part of the services you have had. Worst Case Scenario If things don't go the way you originally plan or we fail to find you a suitable property after 3 separate viewing trips, the worst case scenario is that you pay 300€ for all the work we have done on your project.
